More New Developments for Cranleigh?

Ruffold Farm has applied for outline planning permission to build on their farmland. Please go onto the Waverley website by clicking HERE, to read the details and submit your comments!

There is also an pre application in Horsham Road beside Longhurst. We understand the need for housing and that landowners have rights – but it is very sad to loose so much open land.

So Cranleigh is again facing a new wave of housing that will, with all likelihood, fail to bring with it adequate infrastructure and amenities. Thames Water is unable to treat all the sewage effectively so dumping sewage back into our waterways is a regular occurrence. The Cranleigh Water Rangers have recently found high readings of E-coli, phosphates and other chemicals downstream of the sewage works.

The proposed development at Ruffold Farm (which is between Notcutts and Elmbridge Road) suggests that 70 dwellings will be constructed on 4.56 hectares of farmland which includes some special biological sites. The claim from the applicant is that there will be a biological gain but there are some onsite biological habitats that will with the greatest likelihood be lost.

This development will sit outside of the village boundary as per the neighbourhood plan – click HERE to view. The current plans rely on people walking and cycling on the Downs-Link. As we know the Downs-Link is not comfortable for many people. Surrey County Council have a small pot of CIL money to upgrade a small section of the Downs-Link sometime soon.

Ruffold Farm is the land located South of Notcutts which can be seen to the upper-left of the map below.
